How much does it cost?

While each probate property will come with its own unique set of challenges, our core services have fixed costs so that you know from the outset how much it will cost to sell the deceased’s home.  The starting point is getting an HMRC Compliant Property Valuation Appraisal; until you know how much you can expect from the sale of the house, you may have only a limited idea of the size of the Estate and the tax implications.

Once we have produced the valuation, you will be able to make more informed decisions on how best to proceed; whether to sell or rent; how much – if anything – to spend on improvements; whether to instruct us to sell the property for you. 


Property Valuation Appraisal

£249 + VAT

  • A comprehensive report that collates all the evidence we used to reach our conclusions
  • Once purchased, the report is yours to keep, whether you choose us to sell the property or not

If you choose us to sell the property for you, we have two service levels to choose from:

Premium Service

1.6% + VAT

  • No sale, no fee, no contract or tie-in agreement
  • Percentage-based fee payable on completion
  • Arrangement of an open-house event
  • Market the property on RightMove as Property Solutions Group
  • Listing with up to three local estate agents
  • Offer negotiation
  • Manage the entire sales process, liaising with buyers, estate agents and solicitors on your behalf
  • Monitor any chain of sales to resolve any issues and avoid delays
  • Buyer financial qualification
  • Weekly updates on progress

Standard Service

£1000 + VAT

  • Fixed fee, payable up front
  • Market the property on RightMove as Property Solutions Group
  • Offer negotiation
  • Manage the entire sales process, liaising with buyers, estate agents and solicitors on your behalf
  • Monitor any chain of sales to resolve any issues and avoid delays
  • Buyer financial qualification
  • Weekly updates on progress

Extra Solutions

Our Extra Solutions are priced on an ad-hoc basis depending on the task in hand and the location of the probate property.  All cost will be discussed and agreed with you before any works take place.

 

How do I pay before probate is finalised?

We will invoice the estate you are dealing with.  Once the banks have been informed of the situation, you may be able to access funds in the deceased’s accounts in order to pay any costs that you incur in your role as Executor.  Alternatively, you’ll need to cover the costs until the Estate Accounts are settled.  Either way, it is essential that you keep a record of any monies spent for inclusion in the Accounts so that you can recoup the costs before the Estate is distributed to the beneficiaries.
