Property Maintenance Services

A house that has just become vacant because the owner has passed away or been moved out for their own safety may need a little more attention than normal before it goes on the market, especially if they’ve been unwell or struggling to cope for a while.  Getting any property clean and tidy can be a daunting task for an Executor or Deputy to deal with – especially if they don’t live locally – and a neglected one even more so.

We offer a wide range of Extra Solutions to help with anything that might need doing, from a basic EPC survey to garden clearance.  Working with a network of contractors, we obtain at least two quotes for each task and discuss the costs with you before anything happens – leaving you in complete control.

Property Security

Step one on most To Do lists is to make sure the newly vacant property is and remains secure.  The most immediate tasks will involve locks, keys and ensuring everything is switched off but it’s ongoing problem – houses that appear empty are more likely to appeal to thieves and vandals so it’s important that it looks like someone is taking care of it, even after any clearance work has taken place.  We can arrange the following:

  • Vacant Property Insurance – just £60 per month if you choose to sell with us
  • Locate all door and window keys
  • Change of locks
  • Check property is secure – windows closed, appliances off
  • Arrange installation of security systems including alarms & CCTV
  • Drain down heating & plumbing system
  • Electrical Safety Report
  • Electrical Installation Condition Report
  • Gas Safety Certificate
  • Locate and secure specific items of value
  • Locate and secure specific paperwork including the Will


The minimum you’ll need in order to sell the property is a realistic, compliant valuation and a valid EPC.  Buyers may also ask for evidence that the building is in good working order so there may be more you need to invest in. Depending on the age of the house you may wish to consider:

Property Clearance

As painful as it is to acknowledge, much of what we accumulate during our lives has little value to anyone else other than ourselves which means much of a probate house’s contents will need to be disposed of.  And, while items of value to someone under the Court of Protection will hopefully be going with them to their new home, that could still leave a phenomenal number of belongings to sort through.  Under most circumstances it’s a huge undertaking but if you lead a busy life, live some distance away or are simply unable or unwilling to take the task on, our Extra Solutions can take care of as much or as little of it that you need so that buyers see all the house looking its best.  We can:

  • Value and sell furniture
  • Check and clear loft spaces

Garage Clearance

Garages and sheds are often forgotten when planning property clearance and they bring their own unique set of things to deal with.  Vehicles may be roadworthy and ready to sell or they may need towing away.  Electricals need specialist disposal and some substances can be very dangerous – especially if you’re not sure what they are.  We can help with:

  • Valuing and selling or disposing of vehicles and bicycles
  • Disposing of tools and appliances
  • Clearing garages and sheds of anything stored 
  • Disposing safely of any chemicals, paints or stored fuel

Garden Maintenance

An overgrown or derelict garden can be a real eyesore that not only puts buyers off but emphasises that a property is empty.  Getting them into shape and keeping them maintained is a key part of getting a house ready to sell.  Our contractors will:

  • Clear overgrown lawns and flowerbeds
  • Remove any rubbish including vehicles, play equipment, garden furniture
  • Arrange regular garden upkeep

Redecoration Works

Any house is easier to sell if the décor is in good condition and fairly neutral.  Investing in the property could mean it sells faster and for more.  We’ll be happy to advise if we think it would help.

  • Boiler servicing
  • Boiler replacement
  • Kitchen or bathroom replacement
  • Redecorating – refreshing walls and woodwork with paint
  • Make good any interior damage from accidents, animals, neglect or poor DIY
