How to get your probate properties at the front of the queue
FLYING in the face of conventional housing market wisdom, a new report says that for the last three years 20% more homes have been sold in August than any other month.
The report from sales and letting firm KIS is based on analysis of land registry figures between 2011 and 2014. Their research also shows that August was the busiest month for estate agents in four of the last five years.
“Traditionally January and September have been viewed as top selling months but this latest research suggests otherwise,” says Simon Bennett, group account director for probate property sales specialists Executor Solutions
So, what does this mean for anyone looking to sell a probate property? Simon explains: “With more properties historically being sold in August than any other month, it’s more important than ever for probate solicitors and other executors to ensure that the properties they’re selling now are marketed well and presented in the best possible light to ensure they’re not overlooked.
“That’s where Executor Solutions can help. We’re experts in the field and will take care of the whole process from valuation to legal completion. More importantly, whilst conventionally someone will put their property with just one estate agent, we’ll market it with three agents and keep the pressure on them all to perform.
“We’ll ensure that the marketing materials for each property are tip-top, including high quality photography; and when it comes to viewings we make sure that the agents involved show the property off professionally. For example, we insist they arrive before the clients and prepare the home for viewing, eg. moving post from behind the front door, switching on lights and the central heating if necessary and generally making sure the property is looking its best.
“Our track record speaks for itself – we secure sales for 80% of all properties within the first four weeks.”
Executor Solutions will also ensure fortnightly inspections are carried out on vacant properties and can deal with other issues such as insurance, lock changes, house clearance and general property maintenance.
“We make life easier for probate solicitors by ensuring that any property they have to sell is dealt with quickly and efficiently, leaving them to focus on other areas of the business,” Simon adds.
